Survey Standards Course Approved in Pennsylvania

2 credits. Members of the American Land Title Association® (ALTA®) have specific needs, unique to title insurance matters, when asked to insure title to land without exception as to the many matters which might be discoverable from survey and inspection, and which are not evidenced by the public records. This course discusses the standards associated with those surveys.

For a survey of real property, and the plat, map or record of such survey, to be acceptable to a title insurance company for the purpose of insuring title to said real property free and clear of survey matters (except those matters disclosed by the survey and indicated on the plat or map), certain specific and pertinent information must be presented for the distinct and clear understanding between the insured, the client (if different from the insured), the title insurance company (insurer), the lender, and the surveyor professionally responsible for the survey.

In order to meet such needs, clients, insurers, insureds, and lenders are entitled to rely on surveyors to conduct surveys and prepare associated plats or maps that are of a professional quality and appropriately uniform, complete, and accurate. To that end, and in the interests of the general public, the surveying profession, title insurers, and abstracters, the ALTA and the NSPS jointly promulgate the within details and criteria setting forth a minimum standard of performance for ALTA/NSPS Land Title Surveys.

A complete 2016 ALTA/NSPS Land Title Survey includes:
(i) the on-site fieldwork required pursuant to Section 5,
(ii) the preparation of a plat or map pursuant to Section 6 showing the results of the fieldwork and its relationship to documents provided to or obtained by the surveyor pursuant to Section 4,
(iii) any information from Table A items requested by the client, and
(iv) the certification outlined in Section 7.

Gary KentGary Kent is Director of Surveying at The Schneider Corporation, a 42-year-old consulting firm based in Indianapolis providing solutions in surveying, GIS, 3D graphics, architecture, and civil, municipal and transportation engineering. A past-president of both ACSM and the Indiana Society of Professional Land Surveyors, Gary has a BS degree in Land Surveying from Purdue University and is registered to practice surveying in Indiana and Michigan. He is chair of both the NSPS/ACSM committee and the ALTA committee on the ALTA/ACSM Standards. He currently sits on the Indiana State Board of Registration for Land Surveyors and is also a member of the adjunct faculty at the Purdue campus in Indianapolis where he teaches Land Survey Systems, Legal Descriptions, Boundary Law and Property Surveying.

PA – Full-Time – Title Examiner/Reader

Job Description: Overview: POSITION SUMMARY: Responsible for the reading/examination and completion of all assigned tasks required for property title searches, ranging in various levels of complexity, to determine the status of title, encumbrances, objections and exceptions for the Mid-Atlantic area. This position has in-house opportunities in Doylestown, Harrisburg, Media, Philadelphia, Reading and West Chester, Pennsylvania. Responsibilities: ESSENTIAL DUTIES AND RESPONSIBILITIES: 1. Review abstract of title, tax and survey information and other applicable documents in their entirety for accuracy and completeness to ensure final product meets defined company/industry standards. 2.Verify vesting and encumbrances to title. 3. Read/Examine documents to set forth objections and exceptions to title using underwriter codebook. 4. Ensure that all rules and guidelines were followed in search. 5. Assist and advise typist in preparing title report/commitment. 6. Perform other duties and responsibilities as assigned. The duties and responsibilities listed above are representative of the nature and levels of work assigned and are not necessarily all-inclusive. SUPERVISORY RESPONSIBILITIES: None TRAVEL: None PHYSICAL DEMANDS: The work is sedentary, typically employee sits comfortably to do the work. There may be some walking; standing; bending; carrying of light items such as paper, books, or notebooks. WORKING ENVIRONMENT: Work is normally performed in a typical interior/office work environment that requires normal safety precautions. This position is located the Pennsylvania office. Qualifications: EDUCATION/EXPERIENCE External Candidates Required: * High School Diploma or GED * Minimum 24 months prior title reading/examination experience including probate, foreclosure and bankruptcy * Proficient in Microsoft Office, Internet Explorer, and Web navigation Preferred: * 3+ years experience performing title readings/examinations with complex title issues including probate, foreclosure and bankruptcy * Prior title clearance experience * Proficient in use of company order processing platform Internal Candidates Required: * Minimum 12 months prior title reading/examination experience, including probate, administration, foreclosure and bankruptcy * Must have successfully completed a minimum of 90 days at RedVision * Must have successfully completed a minimum of 30 days as a member of the RedVision Title Team as an Intermittent Employee * Must currently be performing at the acceptable standard of Grade A or B on a RedVision production team SKILLS/COMPETENCIES Required: * Ability to work in an accurate, detail-oriented and highly productive manner * Working knowledge of legal documents affecting title to real property and methods by which they are recorded, liens, encumbrances and circumstances that affect title to real property * Knowledge of local filing requirements, recording fees, and abstracting procedures * Knowledge of surveys and plotting metes and bounds * Familiarity with all procedures performed in commitment production-including abstracts, examinations, document retrieval, surveys, plat maps, tax data, etc. * Ability to perform basic mathematical calculations and tasks requiring detail, concentration, and accuracy * Ability to communicate professionally, both verbally and in writing * Ability to work both independently and contribute in every aspect to a team environment
